We went "Under Contract" this morning

Well, (No pun intended), the well issue has reared it's ugly head. It failed inspection and needs to be replaced. It's too shallow (50 ft) and should be 150 feet. The water quality was fine but it was installed in the 70's and as we all know, codes have been changed. Were giving her the option of replacing the well (The estimate is 15K and the septic replacement is another 15K), or we are walking..................

I paid $1500 for everything so far (Inspections) to save us from a $30,000 mistake. We'll know more later. I'm sure she's going to freak out so I expect to be walking. FUCK.........

We have a line on another house so we'll see WTF happens.
 
Well, that's a deep subject (pun intended). I recall a family I knew back in my West Plains days - they operated a camp west of town and it was built by the CCC way back when. I was told that the well, with six-inch output pipe, was drilled to sea level - the camp is about a thousand feet in elevation. I saw that rig pumping one time, and it moved amazing amounts of crystal-clear water.
 
I dunno, Perry. If she needs to sell the house, she's gonna have to replace both systems one way or the other. She'll either shell out $30k+ for you or someone else. If she doesn't need to sell, it's another story. Of course, your plan B is always good to have.
 
That was the conclusion I came to so, with my luck, I'll be house hunting again. She HAS to fix the Septic, since the NoN-Compliance gets filed with the county, the water issue she can skip till it runs out.
 
50 foot well is old school and you may find yourself sucking air under heavy water usage. My well is 180 feet into an artesian underground lake with a 1.5HP pump at the bottom of the down tube.

Is the pump for the well down the hole? With a 50 foot well, sometimes they are topside as the head isn't that much.

I don't know the layout Joe. I was under the impression that the pump was down in the pipe because of the nasty winters but I don't know that. All I know is it has to be replaced and sunk to 150'

Back more than a few years ago we were under contact for a house here in DFW. Septic passed. Had city water. When walking the area I noticed a high pressure gasoline pipeline sign. Turns out there was this pipeline buried just outside the window of the master bedroom. Easement right through the property. Pipeline ran over 1,000 PSI. No disclosure. Ran all the way from Houston through that neighborhood to Oklahoma. Buyer beware. Everything is stacked toward the seller.

Pray you don’t strike oil or Lee will put one of those big see-saws outside your bedroom window. Make sure they drill at least 100’ from your septic
 
The VA Appraiser did his thing on Wednesday. Just waiting on the report. Had to send my DD-214 to the underwriters last night. Should be the last bit of paperwork. 16 days to go. Forgot to check to see if the garage has a 220 outlet. I'm going to need a heater out there for staging the boxes and shit. it's 20 degrees out this morning. Lucky the wind is calm or the wind chill would be funky.
