We went "Under Contract" this morning

The wife and daughter went over to the house yesterday. The 30 yard Dumpster got delivered. The owners were pitching shit left and right. Looking for a new appliance package but 4-6 weeks back-order is about the norm.
 
House Inspection is Tuesday.

I'm not hip on well water systems (2 of them actually, 1 for the house and 1 for the lawn/landscape). I guess a generator may be needed just in case we lose power during storms. I like to be able to flush the terlet. We had a septic tank in Zona so thats no problem.
 
Congratulations on the find! Looks nice from the driveway - with an acre of land, I hesitate to say the street...
 
I'd have said it looks great from the street, Perry, but you said you had an acre. With an acre of land, I thought you might have a long driveway, which would preclude saying it looks great from the street. That's all...

As usual, I'm overthinking things right now. Seems to be a trend this past month. Suffice to say, I like the house. Nice, clean lines.

Hope your well water tastes good Perry...that is usually a benefit over town water.
 
Inspection went pretty good. The upper patio deck will need a little work but -20 and 95 degrees in the same week can do that to your wood. We didn't like the low water pressure so we have a well guy to come and suss it out. Could be a worn electric pump or the pressure tank. Either way, we'll get it fixed.
 
Well, the septic system failed compliance. Compliance items have changed over the years with all the lakes/ground water in the area. She had to put $15,000 into escrow for the replacement of the septic tank and the leach system. We'll have it all replaced in the spring when the weather improves. We'll see what happens with the well system today. It runs constantly when the water is turned on so it's probably the pressure tank (low pressure too). Hey, it don't bother me none. I like having new shit if I can't have a totally NEW house. It's operational, just failed compliance. We'll take a couple days and go to the casino or something when we have THIS job done. Takes a couple days to do. Pumping the Zona tank a couple months ago was enough for me. Fairly ripe in warm weather.

It will likely run you double of that 15K Perry. In MA a failed septic replacement runs north of 30K and makes a mess of your yard afterwards (mound of dirt with a septic pump pushing uphill to keep leach 48" or more on top of natural ground water). Useless bureaucratic regulations. It ends up there anyway.
 
When we bought our place 7 years ago, luckily our septic passed. We were worried as was the seller. He made the comment that it wouldn't cost us much to replace, just 15 to 20 thousand. We told him it wasn't going to cost us a penny. Either he footed the bill or it was no sale. Our well water was filtered because the iron content and it tasted OK out of the tap, but when you made a pot of coffee or cup of tea it wasn't right so we had a reverse osmosis system put in. Thank God it didn't smell like rotten eggs. End of problem. One acre is nice. We have 5. That's a lot of grass to cut!
 
You ain't lying. We lived right off an 11 acre lake on 5 acres and cutting the grass was a frickin nightmare. Loved the house though. Those septic systems and wells are a pain in the ass BUT, how else are you gonna live in a somewhat rural area away from the city ? We live in a subdivision but one that was built in the 70's so no close neighbors. Tall privacy fencing. No way we could be in a more convenient spot. Walmart about 5 min. Home Depot about 7 min. Walgreens, 3 min. And, most importantly, basement for stereo and neighbors that don't give a shit what I do. Glad it's working out Perry and BTW. I have to admit it, I drink out of the water hose time to time too.

Every pump operator I ever saw smoked big stinky cigars just for that reason.
