There aren't too many accessories that appreciate in value. I hope that this will be the case for you, too, Joe. I don't know how the economy, or home valuations are doing in your area right now, but it's possible your timing might be opportune as a home buyer. Good luck on your purchase, and I have never regretted having my own place, old as it is.

Thanks man. It's time and I think I still have a bit more planning to get there but I've had enough of renting. I have first time buyer and the VA in my corner which should help. I'm guessing as i don't know anything about buying something like this. VA loan is 1% down, and that should make things easy for us.

VA loan you can borrow 90% of the appraised value of the house. I locked in at 3.87% interest. My house appraised at 155 and I borrowed 136. My payments are 630.00. I closed Wed. The good thing about the VA is that it is assumable. When interest rates go up. A person can assume your loan at the lower interest rates if you want to sell your house. It took me 2 weeks to close. Buying a house is a little more paper work. The only money I have ever come up with was the good faith money to hold the house which was 1500.00. I financed my closing and everything. I used a mortgage broker. They will only do it if they can figure a way for you to finance your home. They know all the programs and what is going to be the best for you. They do all the paperwork. Your real estate broker will help also. Just find one you trust. The buying isn't fun; but it is worth having something you can do as you wish. Good Luck.

For sure it's a buyers market right now with interest rates and prices down.

Not sure where you are but you can do very well in the NV. 2300+ sqft, two car garage, large lot, no hoa, huge pool, well under $150K no problem
